    Why Foundation Waterproofing is Important

Waterproofing your basement or crawl space is important, even if you do not have water in your basement right now. Making sure that your basement is protected from the elements will help to preserve the structural integrity of your home and allow you to be prepared for those more frequent and unexpected 100-year rain storms.

There can also be clear symptoms, however, that you need waterproofing in your basement or crawl space. These can include water leaking or seeping into your basement or crawl space, wet walls, wood decay, damp air, musty odors, mold, or insects. These are obvious health and safety issues that you don’t want in your home.

Leaving these problems unsolved could leave your home vulnerable to mold growth or even foundation and structure damage. Basements and crawl spaces that are not waterproofed can collect moisture, which can damage building materials. The foundation can deteriorate, crack, crumble, or bow from water damage.

If you are living in a new or older home and are planning to finish your basement, now is a perfect time to have your basement waterproofed or have any existing system inspected for proper function. Protect your future building materials such as drywall and wood trim, that are vulnerable to water damage and mold growth, before it’s too late.

State of the art advanced waterproofing system

A properly designed waterproofing system along with moisture controls can give you more livable space, relieve the health effects from damp building syndrome and provide peace of mind.

Other benefits may include reducing energy costs for your property. During waterproofing that includes moisture controls, we can seal wall and floors, regulate air and lock out water vapor that can otherwise lead to energy loss. This means that your air conditioning will not be working as hard to keep heat and humidity down in the summer months, and your heating systems will not have to deal with cold damp air in colder months.

Additionally, making sure that your basement or crawl space is waterproofed, it will be a much better environment to keep your valuable possessions safe and stored items from getting damaged. In addition, a well designed waterproofing system can add value to your property.

What to Expect from AquaDry Waterproofing

To give you an idea of what the execution will look like, we first break away and excavate any excess concrete and soil from the foundation so that we are able to create a trench for our drain pipe. Very importantly, we make sure the footing is adequate to support a perimeter drain system so soil erosion does not take place. Some soils, however, require more maintenance when it comes to waterproofing. Some soil conditions, like clay, are extremely corrosive and create a lot of muck and silt. That’s why we install material that is self-flushing, which flushes the silt into the sump basin. And if there is no footing or the footing is inadequate, we can install new footings ourselves. Companies who do not do this risk severely damaging your walls while excavating the soil.

Next, we will find a location for the sump pump and basin and where it will discharge to. These interior perimeter drains will lead outside to an exterior drain, that will extend about 10-20 feet away from the property. This helps to minimize the water leaving your basement or crawl space does not cycle back in. Finally, we will install drain matting and plastic in the trench and repour concrete where the excavation took place, so that your basement will look the same as it did before.

After installation, we test what we have installed to ensure proper function, but we also offer a backup pump system just in case of power failure. Backup systems come highly recommended by any manufacturer and choosing the right backup system is critical. We offer systems that tie into your wifi or smart phone so that you will be notified on your phone or computer if it is malfunctioning.

    1. The Initial Consultation

An initial consultation allows us to get a better idea of the project, your concerns and long-term goals. Something important to remember is that our initial consultations are completely free. This means that even if you are unsure of the project or what you want or need, you can talk to us about it free of cost. Call today, and we will immediately connect you with a waterproofing expert to go over the goals for your property and how we can help you achieve them. After the initial consultation, we will schedule a site visit so we can evaluate the current issues or concerns your experiencing.

    2. The Site Visit

One of our waterproofing expert team members will come to your property, whether it be your home, business, etc. and take a look at the space that you want evaluated. During this step of the process, we will not only evaluate the symptoms of your current issues, but also get to the root cause. A proper diagnosis will not only save you money but may also help to formalize a long term game plan if additional measures are needed besides a perimeter drain system.During this inspection phase, we will also talk about your budget and constraints you may have including short and long term goals, to help protect your investment wisely.

    3. The Plan

Based on what our inspector discovers during the site visit, we will recommend a procedure for how to carefully and effectively solve your underlying water problem. Our plan will also comprise a way to solve your water problems long term by getting to the root of the problem in the most cost effective way, so you are not dealing with the problem again in the future.

Additionally, we will offer a variety of plans depending on your budget and what is best for your property, the type of space we are dealing with, and your budget. This step of the process also includes getting a permit for the work, which we will handle and coordinate for you. And remember after we have a plan and proper paperwork in place, it is only 10% upfront, with a series of progress payments throughout the project. We want to keep this process as low risk as possible for you, in order to ensure that you are happy with the results and gain our confidence.

    4. Execution

You can kick back and relax during this step, because it will be us doing all of the work. You can rest easy knowing that you and your property will come out of this step completely devoid of any water leakage problems for years to come. You can trust that your home is in good hands, and we make sure to leave the area completely neat and tidy after the execution part of the process is finished. In fact we will cover stored items and contain dust to the lowest level reasonable.

    5. Follow-up

All too often follow-up to any service, particularly with large projects, seems to be an afterthought, unimportant or an inconvenience to the service provider. We believe service companies need to inspect what they expect. Quality control just doesn’t ensure the proper performance and standard of care, but more importantly it ensures the plan and scope of work was adhered to.

We are not the type of company to complete our service and never contact you again. We need the peace of mind to make sure the work completed for functions properly and will stand the test of time according to our warranty. Our success is your success. And even after ensuring operational success, we like to conduct regularly scheduled maintenance visits to ensure that our waterproofing work lasts for years and years to come. Additionally, we offer a 25-year warranty, which means that we can guarantee you a waterproof basement for at least 25 years to come.

    The ‘SumpGuard’ Program

As part of our follow-up program, we offer “SumpGuard”, an annual and bi-annual service to make sure your system is clean and running smoothly. “SumpGuard,” is, essentially, a routine checkup for your waterproofing system. It’s important to do this because water penetration levels and activity in your home can vary throughout the year.

For example, if you have a 3-month dry spell, it is important to ensure that your pumps are ready to go. During our annual and bi-annual services, we test the pump, back flow, float and the GFCI receptacle they’re plugged into in order to make sure that both are working properly. We also clean out the sump basin of any debris and then we test the system including any backup systems. And if you choose our flushing service (recommended on heavily silted soils), we can do that too.
